Downtown Bayfront Homes

Downtown Ocean City, MD is from the inlet to 32nd St. This is where all the action is given the Boardwalk, Stores, Restaurants, Marinas, Jolly Rogers Amusement Park and the White Marlin Open Tournament which is held the first week of August attracting thousands of spectators and participants. The downtown area is were you park your car put on your flops and grab your bike. For those that are investors this area has the highest rental potential and property value increases.

Downtown Bayfront Condos & Boat Slips

In the downtown area there are many Direct Waterfront homes or condos for sale, however those that are offer large deep water boat dockage with easy access to the Ocean. Condos in this area include Emmerson Towers, White Marlin Condominium, Eighteen Fathoms, Harbor Island, Harbour Towne and the Pointe on the Bay.

Bayfront Single Family Homes

Bayfront home for sale in the dowtown area of Ocean City include areas along 4th to 6th Street, Mallard Island off 14th Street, 19th to 22nd street on the canals and Bayshore Drive on 28th Street.  Except for Bayshore Drive off 28th Street most of the Bayfront properties are easy walking distance to the Boardwalk and Beach.

Midtown Bayfront Homes

Midtown Ocean City Maryland start from 33rd street to roughly 94th street. The lower section of midtown (33rd to 60th street)  is the skinniest part of the Island with minimal development on the west side (Bayside). The Bayfront in the lower section of the Midtown area is not well suited for larger boats as the water is typically shallow. There are very few available Condos for sale that have good boat dockage in this area, however the views and wildlife viewing is superb. Condos for sale in this area with boat dockage include Thunder Island, Wights Bay, Traders Cove and Bayspot. Homes for sale include Seagull Point and off 52nd street.  The Ocean City Convention Center on 42nd Street as well as Seacrets Bar and Grill is located in this area. The advantage to this area is low density beaches given the lack of development, good rental investment because of off season traffic at the Convention Center, quality restaurants and bars and easy access via Rt 90 into Ocean City. The upper part of the midtown area from 60th street to 94th street is more densely developed but offers and nice variety of homes and condos for sale. One of the nicest amenity enriched community in this section that has boat dockage is Sunset Island.  Sunset Island has limited docks available and comes at a premium. There are both Bayfront Homes and Condo for sale in Sunset Island that range from $300,000 to 1 million. There are Bayfront Condos for sale in this area as well that do not have boat dockage but incredible bayviews which include Condos for sale in Playa Flamingo, Captiva Bay, Bay Princess, Lucayan, Coral Seas, The Christina, Triton Trumpet, Sea Bay Vista and the Rivendell.

Uptown Bayfront Homes

Uptown Ocean City Maryland starts from 94th street to the Delaware line. This area has the most residential development in all of Ocean City Maryland. Two main residential development areas are Little Salisbury (what us locals call it) between 105th Street and 112th street and Caine Woods from 136th street to 146th street (Delaware Line).

These two communities within Ocean City are primarily residential single family homes. There are condos available in this area as well but a majority are single family homes. They have a network of canals throughout that have good deep water boat access but boat sizes may be limited to 30 feet or less given the canal widths. Homes for sale in these two neighborhoods vary from a small rancher priced as low as $350,000 to Multi- Million Dollar Bayfront Homes.

Heron Harbour in Ocean City MD

A popular and highly preferred community with Homes and Condos for sale is Heron Harbor located off 125th and Bayside. Heron Harbour is a amenity enriched community with a diverse selection of properties ranging from 1 to 3 bedroom Condos to 9000 Sq ft. Homes directly on the Bay.

The community features indoor and outdoor pools, sauna, spacious clubhouse, fitness center, meeting rooms, tennis courts, Kayak area and launc  and plenty of common grounds to enjoy.  A fantastic community for jogging, walking and pet friendly.

There are several different Condo buildings in the development including Seascape at Heron Harbour featuring 1-2 bedrooms priced from $160k to $290k. Baywatch I, II, III which have 2-3 bedroom units ranging from $230k to $325k. Harbour Club at Heron Harbour has condos for sale ranging from $180k to $300k depending on they are two or three bedrooms. Boat slips are available in the community for property owners but limited in supply as not every unit has one.
